Property Manager

Job Description
Bach Homes is looking for an energetic and dedicated Property Manager to manage our brand new apartment community in Herriman, UT. This is a new construction lease up that will have a total of 304 apartments and townhomes. The property manager will also be responsible for overseeing some rental homes in the area. We are seeking to fill this position as soon as possible.
Responsibilities
The property manager has full responsibility for the performance of the community. Duties and responsibilities include, but are not limited to:
â ¢ Achieving and maintaining occupancy levels per company standards and goals.
â ¢ Maximizing NOI through rent optimization, ancillary income opportunities, and proper expense management
â ¢ Overseeing all activities relating to leasing including: advertising, prospect management, screening, move-ins/move-outs, etc.
â ¢ Overseeing an effective maintenance program that ensures the appearance, safety and functionality of the property.
â ¢ Creating positive relationships with residents and vendors
â ¢ Developing a successful resident retention program
â ¢ Maintaining accurate records and reports
â ¢ Performing general accounting by depositing funds, submitting invoices, and reviewing resident ledgers
â ¢ Recruiting, developing and leading a successful team
â ¢ Ensuring the compliance of all company policies, local/state/federal laws and statutes and regulations
â ¢ Professionally resolving problems that may develop
Qualifications
Four or more years of experience in multi-family housing is preferred. Lease up and/or new construction experience is a plus! The manager should be able to present themselves professionally. A good candidate must have good reasoning and problem solving skills and be able to deal with conflict situations. Good leadership, customer service, communication, time management and organization skills as well as attention to detail are also very important. Strong computer literacy is needed with MS Word, Excel, email, internet, social media, and the ability to learn new software.
The Property Manager generally works Monday-Friday, but will need to be available for situations that arise after hours, on holidays and or weekends. Competitive salary based on skills and experience. Benefits included.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
